
Drive across Colorado and you may not realize that much of the landscape around you—property lines, roads, farms, subdivisions, and even portions of our cities—has its roots in a surveying system established more than 170 years ago.
At the heart of that system is the Sixth Principal Meridian, commonly written as the 6th P.M.

The 6th Principal Meridian is one of the principal reference lines established as part of the Public Land Survey System (PLSS), the system created by the federal government to survey, divide, describe, and convey public lands.
Adopted in 1855, the 6th Principal Meridian became the basis for surveys throughout Kansas and Nebraska and for much of Colorado, Wyoming, and portions of South Dakota.
A principal meridian runs generally north and south and works together with an east-west base line. From these reference lines, surveyors established the network of townships, ranges, sections, and smaller land divisions that remain the foundation of countless legal descriptions today.

The basic idea behind the Public Land Survey System was simple: create an organized grid that could be used to identify land.
From the principal meridian and base line, land was divided into approximately six-mile-square areas called townships.
Townships are identified by their position north or south of the base line and east or west of the principal meridian.
Each township normally contains 36 sections, arranged in a back-and-forth numbering pattern. A standard section was intended to contain approximately 640 acres, or one square mile.

Rather than describing a parcel using a street address, the description identifies its location within the original federal survey grid.

Although the initial point of the 6th Principal Meridian is located far east of Colorado, its survey system was extended westward as federal surveyors moved across the Great Plains and toward the Rocky Mountains.
By 1859, the base line associated with the 6th Principal Meridian had been extended west along approximately the 40th parallel to the Rocky Mountains.
When Colorado Territory was established in 1861, that survey framework became an important foundation for surveying and disposing of public lands within the new territory.
Much of Colorado was ultimately surveyed under the 6th Principal Meridian, although it is not the only principal meridian system found within the state. Portions of Colorado were also surveyed using the New Mexico Principal Meridian and the Ute Meridian.

On paper, the Public Land Survey System may look like a perfect checkerboard.
On the ground, it is anything but.
The Earth is curved, terrain is uneven, surveying equipment and techniques have changed dramatically over time, and the original surveys were performed under conditions very different from those encountered today.
Because lines of longitude converge as they travel north, a grid cannot simply continue indefinitely while maintaining perfectly square townships. Surveyors used standard parallels, correction lines, guide meridians, government lots, and other adjustments to account for these differences.
Original surveys may also contain irregular sections, closing corners, offset lines, excess or deficiency in measurements, and monuments that have been lost, disturbed, replaced, or recovered more than a century later.
That is one reason land surveying is much more than simply measuring coordinates.

One of the fundamental principles of boundary surveying is that today's surveyor does not simply create a new boundary where the mathematics says it should be.
The surveyor must evaluate the evidence left by the surveyors who came before.
That may include:
A monument established more than a century ago can still control the location of a property boundary today.
Modern GPS and robotic surveying equipment can measure positions with extraordinary precision, but technology does not replace the historical evidence upon which a boundary was originally established.

The 6th Principal Meridian is far more than a line on an old government map.
Every time a surveyor encounters a description containing a Township, Range, Section, or aliquot portion of a Section, they are working with the framework established by the Public Land Survey System.

Many parcels ultimately trace their boundaries back to original government sections and quarter sections.
Legal Descriptions
Township, range, and section references remain common components of deeds, easements, rights-of-way, and other land documents.
Subdivision Surveys
Modern subdivisions are frequently tied to section corners and other monuments originating with the federal surveys.
Roads and Infrastructure
Many roads, property lines, and rights-of-way follow section and quarter-section lines established by the original survey system.
Boundary Retracement
Surveyors routinely recover and evaluate monuments that perpetuate corners originally established generations ago.

The tools have changed considerably since the first surveyors carried chains, compasses, transits, field books, and monuments across the western frontier.
Today, surveyors use GNSS receivers, robotic total stations, electronic data collection, aerial imagery, LiDAR, sophisticated coordinate systems, and computer-aided drafting.
But beneath all that modern technology is a framework established during the nineteenth century.
The 6th Principal Meridian is a reminder that every modern land survey is connected to the surveys that came before it.
