Subdivision Plats

 A Subdivision Plat is a survey document used to divide property into separately identifiable lots, blocks, tracts, streets and other designated areas. Once approved by the appropriate local jurisdiction and recorded with the county, the plat becomes the official record used to identify and describe the newly created parcels.


Subdivision Plats require careful coordination among the property owner, surveyor, engineer, planner, attorney, utility providers and reviewing jurisdiction. Each city and county has its own subdivision regulations, approval procedures and technical requirements, making early coordination an important part of the process.


Subdivision Plat services may include minor subdivisions, major subdivisions, replats, resubdivisions, amended plats and other forms of land division permitted by the applicable jurisdiction.


What Subdivision Plat Services May Include


  1. Initial Research and Evaluation — Review of deeds, title documents, existing subdivision plats, zoning requirements and jurisdictional subdivision regulations.
  2. Boundary Survey — Determination or retracement of the parent property boundary and location of existing or newly set survey monuments.
  3. Existing Conditions Survey — Collection of topographic, improvement, access, utility and drainage information when required for planning or jurisdictional review.
  4. Preliminary Plat — Preparation of a conceptual or preliminary layout showing proposed lots, tracts, streets, access, easements and other development features.
  5. Lot and Tract Layout — Calculation and depiction of new parcel boundaries, dimensions, areas and identifying information.
  6. Streets and Access — Coordination of proposed streets, alleys, rights-of-way, access points and emergency-access requirements.
  7. Easements and Dedications — Identification and creation of utility, drainage, access and other easements, along with land or rights-of-way to be dedicated for public use.
  8. Utility and Drainage Coordination — Coordination with engineers and utility providers regarding water, sanitary sewer, storm drainage, electric, gas and communication services.
  9. Survey Monumentation — Placement of property corners, lot corners and other required monuments in accordance with Colorado law and jurisdictional standards.
  10. Final Plat Preparation — Preparation of the final survey plat, legal descriptions, surveyor certifications, plat notes and other required information.
  11. Jurisdictional Review — Coordination with municipal or county reviewers and preparation of revisions needed to address review comments.
  12. Signatures and Recording — Assistance with the final approval, signature and recording process after all jurisdictional conditions have been satisfied.


The subdivision process can vary significantly depending on the property, the number of proposed lots, available utilities and the reviewing jurisdiction. Beginning with a pre-application meeting or early project evaluation can help identify requirements, potential concerns and realistic scheduling before detailed design begins.
