We understand how important your project is to you and we also know that the entitlement process has never been more complex. Many pieces must now come together at the right time and in the right way or your project may be delayed or denied, which means your time and your money have been wasted.
Development applications are now scrutinized in ways they never were before. A development team now may be required to include experts in fields of traffic engineering, geotechnical engineering, civil engineering, architecture, wildlife habitat, wetlands, hydrology, lighting, noise, air quality, and fiscal impacts.
Our entitlements team has a proven track record of success in obtaining difficult approvals in some of the most challenging regulatory environments. With the increased complexity of the review and approval process, it has become critically important to have a respected, recognized group that can advocate for your project with a single compelling voice, while building upon an honest and trusting relationship with those who ultimately will approve or deny your development. We do this by being your “program manager” and leading the design, review, and permit expediting effort, thereby alleviating you of this often very challenging task – especially when multiple consultants are involved. With our strong communication skills, we are able to easily coordinate between the various consultants and governmental and/or quasi-governmental review entities, which ensures your project moves forward through the entitlement process expeditiously. What we bring to the table is the ability to coordinate with the design and ownership team to make concise submittal packages to the various review groups. We then act as the reviewing entities single point-of-contact and review, distribute, and follow up with the design team regarding the comments, suggestions, and recommendations offered by the reviewers. Working in this fashion ensures a direct line of communication and coordination between designers, owners, and the reviewing entities.
